Parkade leak remediation and traffic membrane

Problem
Water dripping onto cars from the P1 ceiling every winter; stains far from any visible crack.
Approach
Traced entry points on the deck above, injected active cracks with polyurethane, then rebuilt the traffic membrane over drive lanes and stalls.
Result
Two rainy seasons dry. Parkade stayed in use throughout, one zone at a time.

Problem
Carpet wet along one wall after heavy rain; the crack was behind drywall.
Approach
Located the crack with moisture readings, opened a minimal section, injected polyurethane through its full depth.
Result
Sealed in one day. Drywall patched and the room back in use the same week.

Problem
Dusting slab and forklift wear lanes; downtime was the constraint.
Approach
Coarse grind to remove the damaged surface, densifier, progressive polish to a satin finish in phased zones.
Result
Back in service Monday morning. No dusting or wear lanes six months in.

Problem
Pitted, oil-stained slab; a previous DIY coating had peeled within a year.
Approach
Ground off the old coating, repaired pits and cracks, epoxy body coat with flake broadcast and a polyaspartic wear coat.
Result
Seamless, cleanable floor; vehicles back on it after 72 hours.

Problem
Peeling deck coating and staining on the soffits below; ponding at the drains.
Approach
Removed failed coating, detailed drains and posts, applied a polyurethane membrane with a textured wear coat.
Result
Twelve balconies completed in sequence with residents keeping access.

Pressure washing, patching, primer and two coats of high-reflectance coating with level colour coding.

Brighter, safer parkade; the lighting upgrade the strata had budgeted was no longer needed.
